Why Does My Air Conditioner Smell Musty?

A musty air-conditioner smell usually means moisture is lingering where dust or organic material can support microbial growth, commonly around the filter, coil, condensate pan, drain line, ductwork, or nearby room surfaces.

A musty air-conditioner smell usually means moisture is lingering where dust or organic material can support microbial growth.

Common locations include the filter, evaporator area, condensate pan, drain line, insulation, ductwork, and the room around a window or portable unit. The smell alone does not prove that a specific mold species is present, but it is a reason to find and correct the moisture source.

First rule out a dangerous odor

Turn the system off and seek appropriate help if the smell resembles burning plastic or wiring, smoke, overheating rubber, natural gas, fuel, or sewage, or if it is accompanied by sparks or unusual electrical noise.

Those are not ordinary musty-odor conditions.

Check the filter

Turn the equipment off using the normal controls and inspect the filter according to the manufacturer’s instructions.

Replace or clean it when it is visibly loaded with dust, wet, smelly, past its service interval, the wrong size, or installed incorrectly.

ENERGY STAR recommends regular filter inspection and replacement as part of cooling-system maintenance. Restricted airflow can also contribute to poor performance and coil icing. [3]

A new filter may remove one odor reservoir. It will not empty a blocked condensate pan or clean inaccessible contamination.

Look for condensate trouble

Air conditioners cool air below its dew point, causing water to condense on the cold coil. That water should move into a pan and drain away.

Warning signs include standing water, slime around a drain opening, a dripping or overflowing pan, water stains, a wet cabinet, repeated icing, a drain pump that does not run, or water leaking into a wall or ceiling.

The U.S. Department of Energy includes filters, coils, and condensate drainage among the items that should be checked when maintaining cooling equipment. [2]

Do not open sealed electrical or refrigerant sections. Renters should report leaks and persistent odor in writing rather than dismantling building equipment.

Window and portable units

For a removable filter or washable exterior part:

  1. Unplug the unit.
  2. Follow the exact manual.
  3. Remove only user-serviceable parts.
  4. Wash or replace the filter as directed.
  5. Let washable parts dry completely.
  6. Confirm that exterior drainage openings are not blocked.
  7. Check whether curtains or furniture are restricting airflow.

Do not drill a drain hole unless the manufacturer specifically instructs it. Some units are designed to retain and redistribute condensate.

Check the room, not only the machine

A musty odor can be drawn into the air conditioner from wet carpet, a wall or ceiling leak, condensation around the installation opening, damp curtains, stored cardboard, an exterior drainage problem, or consistently high indoor humidity.

EPA guidance emphasizes that mold control begins with moisture control. Cleaning visible growth without repairing the water source allows the problem to return. [1]

An air purifier may reduce some airborne particles, but filtration is not a substitute for correcting dampness or removing mold-damaged material.

Do not fog the system with household chemicals

Avoid spraying bleach, disinfectant, perfume, essential oil, or general cleaner into return vents, supply vents, the blower, the evaporator, electrical compartments, or ductwork.

A chemical can damage components, create irritating airborne residue, or react with another product. Use only procedures and products explicitly approved for the exact equipment.

When professional inspection is appropriate

Arrange HVAC or building-maintenance evaluation when the smell returns immediately after filter replacement, standing water remains, the drain repeatedly clogs, insulation is wet, visible growth is inside inaccessible equipment, several rooms served by one system smell, occupants develop symptoms when the system runs, or the system has known or suspected internal mold contamination.

EPA advises against operating an HVAC system known or suspected to be contaminated with mold because operation may spread contamination through the building. [1]

Bottom line

Replace a dirty filter, verify condensate drainage, inspect the surrounding room for moisture, and follow the equipment manual. Persistent odor is a moisture-source problem until proven otherwise, not an invitation to launch a can of floral disinfectant into the return vent and hope chemistry develops manners.
