Home Water Leak Triage Checklist: Shut Off, Document, Dry, and Escalate
Protect people first, stop the source only when it is safe, keep away from wet electrical equipment, isolate sewage or contaminated water, document the damage, and begin extracting and drying a small clean-water leak promptly. Escalate when electricity, sewage, structural instability, large areas, HVAC contamination, or concealed cavities are involved.

A household water leak should be handled in this order: protect people, stop the source when safe, isolate electrical and contamination hazards, document the event, and begin drying suitable clean-water damage promptly.
Protect people first
- Keep children and pets away.
- Do not stand in water to reach an outlet, appliance, breaker panel, or electrical control.
- Leave the area when the ceiling is bulging, sagging, cracking, or shedding material.
- Treat sewage, floodwater, and water from an unknown source as contaminated.
- Call emergency services for fire, arcing, collapse, or immediate danger.
Water damage is an inconvenience. Water mixed with energized equipment is a different category of problem, one best handled without improvisational heroics.
Stop the water only when safe
Use the smallest effective shutoff: the affected faucet or fixture, appliance supply valve, toilet valve, branch valve, or main water valve. Contact the utility when the failure is before the household shutoff and call a plumber when a valve will not close or the leak continues.
Do not force a heavily corroded, inaccessible, or unfamiliar valve. Breaking it can turn a limited leak into full flow.
Handle electricity from a dry location
Unplug equipment only when the plug, outlet, hands, and path are dry. Turn off an affected circuit only from a dry, safely accessible panel.
Do not reset a breaker that tripped during water intrusion. Obtain an electrician when water reached outlets, wiring, a panel, fixed appliances, or ceiling fixtures.
Identify the likely water category
Likely clean supply water can include a broken supply tube, an overflowing clean sink, a refrigerator supply line, or promptly captured rainwater with no contamination.
Potentially contaminated water includes sewage backup, floodwater, dishwasher discharge, washing-machine discharge, toilet overflow, water passing through dirty insulation, and water mixed with chemicals.
Avoid direct contact with contaminated water, isolate the area, do not spread contamination with household fans, and contact qualified remediation help.
Photograph and document
When safe, record the source, wide and close views of affected areas, discovery time, the time water was stopped, affected property, written communications, and receipts for emergency purchases and services.
Documentation should not delay stopping active damage when doing so is safe.
Notify the responsible parties
Depending on the situation, notify the landlord or property manager, adjoining occupant, condominium association, insurer, water utility, plumber, roofer, appliance technician, or restoration firm.
Renters should use the maintenance channel required by the lease while preserving written delivery evidence. This checklist does not determine legal or financial responsibility.
Remove small amounts of standing clean water
For a small, clearly clean-water leak with no electrical hazard, move dry belongings, lift furniture legs, use towels, a mop, or an appropriate water-extraction vacuum, and expose wet flooring edges where safe.
Do not use an ordinary dry-only household vacuum. Avoid opening walls that may contain wiring, plumbing, asbestos, or lead-based material.
EPA identifies extraction, dehumidification, and controlled air movement as useful responses for suitable clean-water damage. [2]
Begin drying promptly
EPA explains that mold growth can often be prevented when wet or damp materials are dried within 24 to 48 hours. [1]
Remove standing water, run a dehumidifier, increase safe air movement, open interior doors and cabinets where appropriate, remove wet cardboard, check beneath rugs, monitor adjoining rooms, and continue until material is dry beneath the surface.
Do not aim fans across sewage, visible mold, contaminated debris, or suspected hazardous material.
Inspect hidden spaces
Water can move into wall and ceiling cavities, insulation, underflooring, cabinets, HVAC ducts, crawlspaces, attics, and adjacent rooms.
EPA warns that concealed spaces are easily missed during drying. [1]
A moisture meter can provide evidence, but its reading depends on material, meter type, depth, and comparison conditions. It is not a magical verdict machine.
Decide what can be dried
Hard, nonporous items can often be cleaned and dried after clean-water exposure. Porous materials are more difficult.
EPA’s water-damage table provides material-specific guidance for ceiling tiles, insulation, carpet, upholstery, wallboard, and other building components. [2]
Saturated ceiling tile and cellulose insulation commonly require removal. Carpet, padding, and underflooring require rapid, thorough drying. Swollen particleboard may not recover.
Escalate when
Obtain qualified help when water contacted electrical systems, sewage or floodwater is involved, the ceiling or floor is unstable, a large area is affected, HVAC equipment is contaminated, concealed cavities are extensively wet, visible mold is present, the source remains unknown, or drying cannot begin promptly.

Limits and cautions
